The Home Selling Process Demystified!

The home selling process may seem daunting, but with the right guidance and support, it can be a smooth experience. Our experts guide you through the closing process, ensuring all paperwork is completed accurately and efficiently.

Choose a Competitive List Price - Being able to sell your home quickly is a matter of competitive pricing. There is a fine line between pricing low enough to sell, versus pricing just above market value. This is CRUCIAL. Pricing your home too high will cause it to become stagnant and will likely stigmatize your property.


Devise a Marketing Plan - Your agent will present to you a concise marketing strategy, such as listing on the MLS and other strategic sites, hosting open houses, and sending out targeted campaigns.


Property Mini-Makeover - Although you may love your property the way it is, new buyers will be looking for a fresh face. Spend time preparing your home for sale by conducting a deep cleaning, and refresh its appearance by providing a fresh coat of paint.. (see our Seller Prep Guide for more information)


Prepare for Open Houses & Showings - Work with your listing agent to prepare for upcoming open houses and showings. Be sure to ask questions about the process and together we’ll coordinate the best days and times. We offer a complimentary Stager to help you stage your home to sell!


Negotiation Time - Upon receipt of an offer, your agent will present all pertinent information. We will help you navigate all of the intricate details of the possible sale. Whether you are negotiating during a "seller’s market" or "buyer's market", we will negotiate on your behalf to achieve maximum results.


Offer Acceptance/Escrow - Once a seller and buyer have reached a purchase agreement, they will enter into a period called escrow. During this time, the buyer and seller will await the closing and move-out date, as well as addressing duties such as ordering a title report, scheduling an appraisal, conducting a property inspection and making any negotiated repairs.


Property Inspection - If the property inspector discovers a serious underlying issue, which can range from anything between cracks in the foundation to plumbing that needs replacement, the buyer reserves the right to back out of the deal during the agreed upon option period if they are not comfortable with the results. Otherwise, buyer may request necessary repairs. The seller is not obligated to make such repairs unless specifically agreed upon by both parties in writing.


Property Appraisal - The buyer’s prospective lender will typically require a property appraisal, to make sure that the negotiated purchase price was fair and paralleled to the actual property value. Be sure to keep your property clean and organized prior to the appraisal appointment.


Closing Day - Closing will take approximately an hour and will be at the title company's office (unless otherwise arranged in advance). Once everything is signed and verified by all parties, the property has officially been sold. Be sure to bring your driver's license/ID, all garage door openers, keys and any special instructions for the buyer.
